How To Get Your Real Estate License In Florida

Florida is known as the hotspot for real estate professionals and is the third most populated state in the country and the first choice for retirees definitely contributes to that. It’s why so many have their eyes on Florida when they’re looking to sell or buy real estate, especially when it comes to home properties solutions or home foreclosure services.

Though, you can’t just jump right in; there’s a couple of things you’re going to need. A real estate license, for starters. You’re going to need this regardless of whether you’re going to be a real estate agent or a broker.

You will also have to be at least 18 years of age, have done a complete specific real estate coursework, and have passed some exams. Make sure your criminal record is clean because a background check is also compulsory before you’ll be allowed to start working.

Real Estate Agent VS Real Estate Broker

Next, you have to figure out which license is going to be best for you. There’s a significant difference between the education and experience between a real estate agent and a real estate broker that you need to know.

What Are The Requirements?

The requirements for both types of licenses vary. An agent has to work under a licensed broker while on the other hand, brokers can work for themselves or choose to hire agents who work for them.

To become a broker, you’ll have to complete additional coursework (72 hours in total) and have experience working as an agent for a minimum of two years. To be an agent you’ll have to complete 63 hours of real estate coursework through an approved provider or have a four-year degree in real estate.

You’ll have to take finances into consideration as well. Becoming a real estate agent or broker is going to take up both time and money. If you’re an aspiring agent you’ll probably have to spend anywhere between $400 to $500 dollars, while the road to being a broker will cost you between $500 and $600.

The Four Steps To Get Your Real Estate License

You can apply for a Florida real estate license either online or by mail. You can access either option through the application site for the type of license you’re looking for.

The review process will take about four to six weeks and then you’ll have to schedule your exam which is going to be administered by Pearson VUE. Here are the four steps you’ll have to follow to that will get through the process.

Take And Pass A Pre-License Course

You will have to complete 63 hours of online or classroom-approved pre-licensing education. In Florida, you can complete all required real estate license courses online as long as it's with a state-approved school.

The certification you’ll receive at the end of the course will be valid for two years starting from the date of completion.

Get Your Fingerprints Taken

The criminal background checks for Florida require digital fingerprints to be taken before you can be issued a real estate license. Digital fingerprints can be given at any authorized location across the United States.

All you have to do is make an appointment online or contact Pearson Vue at 877-238-8232 for more information and guidance.

If you do by chance have a criminal history, your application will be reviewed on its own merit to determine if the good moral character requirement has been met.

Submit Your Application

You can submit your application online or using a printable form to the Florida DBPR. It will take around ten days to get your application approved, and once that’s done you will receive an email notifying you of your candidate ID number so you can schedule your state exam.

Remember that you don’t necessarily need to be a Florida resident to apply and get your estate license.

Schedule And Pass The Florida Real Estate Exam

After getting your approval, schedule your state exam. You can take this exam online or in person at your convenience since it is offered daily. The Pearson Vue test centers are located throughout the United States.

The structure of the exam will include a hundred multiple-choice questions which you will have to complete in 3.5 hours with a passing score of 75%. There are no limits to the number of times you can retake the exam, and you just have to wait 24 hours before rescheduling the next one.
